Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
DuraFlex Crown Repair: The Las Vegas Owner’s Guide
We stock and install DuraFlex-compatible chimney crown repair materials across Las Vegas, with most crown repairs running between $425 and $1,100 depending on the extent of cracking and whether we’re sealing, rebuilding, or pouring a new surface. We can typically book your repair within 3 – 5 business days, and yes, we carry what’s needed on the truck for most single-story homes in the valley. Most homeowners discover their crown has failed when they see water staining on the ceiling near the fireplace, or when our camera inspection shows hairline cracks that have quietly let water into the masonry for a season or two.
Here’s what you should know before anyone touches your crown: the crown is the concrete or mortar slab that sits on top of the chimney, sealing the gap between the flue liner and the brick edge. When it cracks, water gets in and does what water does in the desert – it freezes overnight in winter, expands, and widens the crack faster than you’d believe. In Las Vegas, where winter nights regularly dip below freezing in December and January, crown failure accelerates faster than in coastal climates. That’s not a scare line, it’s just what happens when water freezes inside masonry.
Which DuraFlex Models This Applies To
DuraFlex is best known for their flexible stainless steel chimney liner systems – the AL series in aluminum and the SS series in 316L stainless steel – and crown repair is the part of the job that seals the top of the chimney around that liner. If you have a DuraFlex liner installed, you almost certainly have a top plate and a rain cap from their lineup, and the crown is the concrete surface those components sit on. The repair we do is not the liner itself; it’s the crown that supports and seals the liner’s top plate assembly.
One compatibility gotcha worth knowing: DuraFlex top plates are sized to their liner diameters – 4″, 5″, 5.5″, 6″, 7″, 8″ – and the crown surface must be flat and stable for that top plate to seal correctly. If your crown is crumbling under the top plate, even a brand-new DuraFlex liner will leak at the top connection. We see this constantly on homes throughout Summerlin, Henderson, and the older neighborhoods around the Strip corridor. The crown and the liner work as a system; repairing one while ignoring the other just moves the leak.
We’re an independent chimney service company – we’re not affiliated with DuraFlex directly – but we install and repair around their products daily. We stock DuraFlex top plates, rain caps, and the crown repair materials (sealant, crown coat compound, and pour-in-place mix) that match their specs. When the crown needs more than a surface seal, we use a CrownCoat-style flexible sealant rated for freeze-thaw cycling in the high desert, because a rigid patch on a masonry chimney in Las Vegas won’t survive three winters.

Signs Your DuraFlex Crown Repair Is Failing
- Water stains on the ceiling or walls near the fireplace. This usually means water has worked its way past the crown and into the chase or masonry. By the time you see a ceiling stain, the crown crack has likely been open for a full season or more.
- Visible cracks in the crown surface when viewing from the roof or with binoculars. Hairline cracks under 1/16″ can often be sealed; anything wider or with crumbling edges needs more than a coat of sealant. Spalling, or flaking concrete, is the later stage.
- Rust on your DuraFlex rain cap or top plate hardware. If the water path down the liner is compromised at the crown level, you’ll often see rust bleed on the stainless components first – the liner holds up, but the connection points don’t.
- Chimney smells get worse after rain. Water-soaked creosote (the flammable tar buildup inside the flue) smells sharper and more acrid. If your fireplace smells noticeably worse after a Vegas downpour, water is getting in somewhere, and the crown is the prime suspect.
- Efflorescence, or white chalky residue, on the exterior brick near the top of the chimney. That’s salt minerals being pushed out by water traveling through the masonry. It’s a telltale sign of crown and mortar bed saturation, and it’s extremely common on chimneys throughout the Las Vegas Valley that have gone a decade or more without a crown inspection.

AfterReplacement Cost & What’s Included
Chimney crown repair in Las Vegas typically runs $425 – $650 for a professional seal and patch on a crown with minor cracking, and $700 – $1,100 for a full crown rebuild or pour-in-place replacement when the existing crown is too far gone to save. The variables that push you to the higher end: roof access difficulty, a second story, masonry repair where the brick course below the crown has also degraded, and whether we need to remove and reset the DuraFlex top plate assembly.
Every job we quote is a written, flat price before work starts – not an estimate that inflates after we’re on the roof. The price includes the crown repair materials, the labor, removal and resetting of the top plate, a camera inspection of the flue to confirm nothing else has been compromised, and before-and-after photos so you can see exactly what we did. If the repair doesn’t hold, our 365-Day Done Right Promise means a free second visit – that’s a written guarantee, not a verbal promise. We answer our own phones 24/7, so if anything comes up after the repair, you’ll reach a real person, not a callback queue.
DIY or Call Us?
There’s a version of this you can do yourself: if you have a single-story home and a safe ladder setup, you can visually inspect your crown and take photos from the roofline. You can look for visible cracks, crumbling edges, pooling water after rain, and rust around the top plate. That’s about where I’d draw the line. Walking the roof of a Las Vegas home with tile or steep pitch is not a task to take lightly, and sealants that work on a horizontal concrete crown are not the same products you’d find at a home improvement store. Most importantly, the seal is only as good as the surface prep – a crown that isn’t cleaned, dried, and repaired properly will shed whatever sealant you put on it within a season or two. A chimney crown is not a spot where ‘good enough’ buys you much time. If you’d rather have photos and a written price before anyone picks up a brush, call us at (725) 600-0308.
FAQs
A properly prepared crown repair with the right flexible sealant typically lasts 10 – 15 years in the Las Vegas climate, though crowns on newer homes that were poured too thin may need attention again in half that time.
For an exact quote on your chimney, call (725) 600-0308 – estimates are free and we’ll send live arrival tracking so you know exactly when we’ll be there.
If the crown has hairline cracks under 1/16″ and no spalling, a clean-and-seal repair usually gets the job done; if edges are crumbling, chunks are missing, or water has saturated the crown to the point of flaking, a full rebuild is the honest answer.
We’ll show you the camera footage before we recommend anything, call (725) 600-0308 and we’ll schedule the inspection.
Most crown repairs take 2 – 4 hours on site, plus cure time for the sealant, and you’ll have a working chimney the same day.
Call (725) 600-0308 with your chimney’s age and any symptoms you’ve noticed, and we’ll give you a straight answer on timing.
We carry DuraFlex top plates, rain caps, and crown repair compounds for the most common liner diameters in Las Vegas, which means most repairs are done in one visit.
If you can find your liner’s diameter stamped on the top plate, even better – call (725) 600-0308 and we’ll confirm the part fits before we arrive.
